"...a lot of advice on just little things that you wouldn't even think about."

Dear Darwin homeowner,
Scroll through Facebook in Darwin and you'll keep seeing the same ad: find out what your home is worth, free.
So you fill in the form, or have an agent through, and you get a number.
Then you get another one, and you compare them.
Meanwhile, the people who might actually buy your home will be looking at the house.
My name's Richard Sawyer.
I'm a licensed Darwin real estate agent and a qualified building inspector.
I've lived here for 50 years, and I'm a member of REINT and Master Builders NT.
It's not hard to be honest and transparent, as Darwin is a small place.
A deal has to benefit both the buyer and the seller, or it won't go through.
So here's what I'd want to know before I picked anyone to sell my home:
What are buyers likely to notice, good and bad?
What should be fixed before it goes to market, and where is the money wisely spent?
Is the number I've been given real?
You can't ask a form those questions.
And if a buyer does tick the inspection clause in the NT contract, they get 10 working days to get reports, and may rescind on an unsatisfactory one.
I'd rather you went into that with answers, not dread.
That's why I do The Work Boots Walk-Through.
I come to you in work boots and a Hilux.
We go through the house together.
You get a comprehensive appraisal and a written pre-sale inspection: what it's realistically worth, what buyers will notice, and what's worth fixing.
Bring any number you've been given.
The inspection isn't a building and pest report and doesn't replace one.
There's no pressure and no obligation.
I don't want to be the first agent you call.
I want to be the second.
If you own a home in Greater Darwin and you're thinking of selling, book below.
An agent has told you what your home is worth, but have you asked anyone else?

How to sell your Darwin home with a second opinion on the number and the house before you commit to anyone.
It's part of your Work Boots Walk-Through. The person who appraises your home is on your side of the sale.

A qualified building inspector goes through your home with you and writes up what buyers are likely to notice, good and bad.
A comprehensive appraisal in writing, so you plan the next move on a realistic figure instead of second-guessing several others.
What's worth fixing before it goes on the market and what isn't, so you aren't left wondering if you spent it wrong.
Already had an agent's appraisal? Bring it. You get another perspective from someone who has been through the house, with no obligation.
You deal with Richard, the owner, not an assistant or a secretary, so you always know who is looking after your home.
The pre-sale inspection is not a building and pest report and doesn't replace one.

We've left in the row we lose. It's not hard to be honest.

Values are up, and so is the number of homes for sale. Here's what that means if you're thinking of selling.
It was the only capital to rise in September (Cotality, October 2026). If you've been weighing it up, it's a fair time to find out where you stand.
In June, Darwin house listings were up 30.5% on a year earlier and house sales down 5.4% (Cotality via NAB). So buyers have more to compare yours with.
The median vendor discount in Darwin is 3.8%, against 2.8% a year earlier (OpenAgent, Cotality data, to September 2026). That's the gap between asking price and sale price.
The contract just has to say so (NT Approved Contract of Sale, Note 08). A buyer may still inspect if the clause is ticked, so it's worth knowing first.
Georgia from Fannie Bay took about four weeks on bits of maintenance, then Richard organised the photographer and recommended an evening shot.
If you list with him, you don't run them. Georgia says he would "just handle the whole home open for us" while they "went off and had lunch".
Richard says people want him on board because "you're just not pushing us to the limit". The final decisions are yours.
The Work Boots Walk-Through costs you nothing. Book it before you've picked an agent, or once one's given you a number.

Georgia sold in Fannie Bay with Richard. Here's how it went, in Georgia's own words.
"We did get what we wanted. So I can definitely say that we were happy with the price and the result."
"I would recommend Richard because he is a great communicator, knowledgeable, gave great advice across all aspects of the process, amazing support, always reliable, like he was just always available on the phone."

"You cannot beat the professionalism and the personal experience that Richard brings to selling your home. We listed 2 homes with Richard for sale and he is awesome at what he does."

It starts with a few short questions.
STEP 1
Then book a time on the calendar.
STEP 2
In work boots and a Hilux. Bring any number you've been given.
STEP 3
A comprehensive appraisal and a written pre-sale inspection.
The pre-sale inspection is not a building and pest report and doesn't replace one.

That's the free Work Boots Walk-Through. I don't drive a fancy Mercedes or wear black shiny shoes. It's work boots and a Hilux. Here's what you come away with.

A comprehensive appraisal in writing, so you can hold it up against whatever another agent has told you.
A written pre-sale inspection, good and bad, so you know what a buyer is likely to notice.
What's worth fixing before you list and what to leave alone, so your money goes where it counts.
Bring another agent's appraisal and ask the honest questions, so you choose with your eyes open.
You talk to me, not an assistant or a secretary, so you always know who is looking after your home.
No obligation. Just another perspective before you make an important decision.
The pre-sale inspection is not a building and pest report and doesn't replace one.

That's how I work. We go through the house, you get it in writing, and the final decisions are yours. If you decide I'm not the agent for you, that's fine.

People tell me the name's odd. I'm a licensed real estate agent, and I'm also a qualified building inspector.
As for why I'm an agent at all: my wife and I wanted to buy a house, and the agent at the time was dishonest with us. We missed out on our dream home, and we were prepared to pay more too.
So I know what it's like when an agent isn't straight with you.

Your first choice for a second opinion on the number and the house.
(100% Free, No Obligation)
If you own a home in Greater Darwin and you're thinking of selling, here's what you might be after.
You want an honest opinion of what it's realistically worth, not a big number to get the house on someone's books.

You'd rather know what's going to matter to a buyer before it goes on the market.

You'd like to take it one step at a time, with an agent you can talk to.

It's not for everyone. It isn't for tenants or first home buyers, who've got nothing to sell yet. It isn't for homes already signed or listed with an agent, vacant land, developments, or homes outside Darwin, Palmerston and the rural area. It isn't for anyone just curious, with no plans to sell. And if you want a big office with SOLD signs in every street, I'm probably not your agent.
(100% Free, No Obligation)
Here's what you might want to know before you book.
Because I'd like to be the agent you list with. That's your call, and there's no obligation. If you're thinking about it, I'll go through how I'm paid face to face.
If you plan to sell, yes. It's useful to know what's worth fixing well before it goes on the market. There's no pressure and no obligation.
The Darwin seller ads we found on Meta in October 2026 offered you a number. None mentioned inspecting the house. I'm an agent and a qualified building inspector, so I look at the number and the house.
If a buyer ticks the inspection clause, they can get their own reports anyway. I'd rather you went into that knowing what's likely to come up, and what's worth fixing first.
It's written for you, and what you do with it is your call. If you list with me, I can't mislead a buyer about anything I know, so we'd go through what's worth fixing and what a buyer needs to be told before it goes on the market.
No. The pre-sale inspection is not a building and pest report and doesn't replace one. If a buyer wants one, they'd get their own.
Then you've got it in writing to hold up against whatever another agent told you. The final decisions are yours.
If it's still signed or listed with an agent, that has to finish first. If it isn't, it's worth a fresh look before you try again.
No. That's what the walk-through is for. You get it in writing: what buyers will notice, what's worth fixing, and what to leave alone.
Yes. Georgia in Fannie Bay and P & L in Noonamah are two of my sellers. When I come through, ask me and I'll name a few streets near you.
As soon as the home is ready and photographed. I start work as soon as the listing authority is signed.
The form asks what's most useful right now: a price, what to fix first, or a second look at another agent's appraisal. You get all of it either way. It tells me what to lead with. Then I come to you.
